Pre-Design Services
During this phase we assess your subject site to determine if it is feasible for how you would like to develop it. We discuss your needs, timeframe and budget requirements, identify desirable outcomes, and gather necessary information to create a suitable design brief. We consider problems that may be encountered and discuss alternative solutions to overcome these issues.
In the Pre-Design Stage we assess:
- Selection and size of the site
- Site land zone
- Identify if the site is appropriate for your project’s use
- Determine the optimal number of wash bays and vacuum bays etc… for your Car Wash, Truck Wash and Hand Wash project.
- Inform you of possible additional information that may be needed for a Planning application ie: an acoustic or traffic impact report etc…
- Discuss the design/application process and estimated timeframes
- Provide a Planning fee proposal for the services required for this stage of the project

Concept Building Design
The Concept Building Design stage elaborates on the information gathered in the Pre-Design stage. Concept sketches are prepared and perfected until a preferred site layout is approved by the Client. Everything from the overall look, amenity and layout of the building and the project budget is taken into consideration during this process. Often more than one sketch is presented to highlight different layout features available on the site. This allows for strategic evaluation of the different possibilities to maximise the sites potential to achieve your goals and capitalise on your investment.
The Concept Building Design service commences with your acceptance of the Planning fee proposal and includes:
- Recording your approval to proceed with the Concept Building Design
- An assessment of the existing site conditions, infrastructure and buildings (if applicable)
- An initial phone consultation with Council or the appropriate Planning Authority
- Preliminary discussions with any relevant Referral Authority
- Coordinate with your equipment supplier specific layout requirements required
- Determining the preferred building materials and finishes
- Perform a Traffic swept path analysis for the design vehicle/s
- Preparation of Concept Plan Layout sketches and review

TMC | Design Planning Development
Design Planning Development
After the Concept Plan Layout sketch/es has been finalised the Planning documentation can be prepared (if required) and issued to Council for approval. In this stage your project comes to life. The buildings elevations, colours and materials are selected and comprehensively documented. The Planning report is completed detailing what is proposed for the site taking into account the intended use of the land, effects on the neighbourhood, visual amenity, building materials and colour scheme, signage etc… This report fully outlines all facets of the project and is an important part in the Planning approval process.
Generally the services provided during the Design Planning Development stage includes:
- Recording your approval to proceed with the Design Planning Development
- A secondary consultation with Council or the appropriate Planning Authority
- Arrangement for the land survey to be completed
- Confirm with your equipment supplier specific layout requirements required
- Document the existing site conditions
- Finalise all site levels, building floor levels and the preliminary stormwater design
- Finalise all Planning Building Layout Plans
- Design all Planning building elevations and sections
- Design all signs and advertising for the site
- Complete any 3D Rendering or High level Perspective Images (if required)
- Design the Landscaping Layout Plan
- Prepare the Traffic Management and Vehicle Swept Path Layout Plans
- Provide a schedule of building colours, materials and finishes
- Obtain any supporting reports/design from our Industry Partners that may be required
- Complete the detailed Planning report and Application
- Assist in obtaining Planning approval by negotiating with Council and attending meetings

TMC | Architectural Construction Documentation
Architectural Construction Documentation
Once the Planning Permit has been granted or if a permit is not required the construction documentation stage can commence. In this stage we prepare the actual construction documentation that will be used to obtain a Building Permit/Approval and that the Builder will quote on and construct from. Information from the engineering construction documentation is also incorporated within this set of documents where required. Once the documentation is finalised we can liaise with your selected Building Surveyor/Certifier to obtain building approval if required.
Please note that our services do not cover architectural design/drafting of residential projects. We closely work with a variety of architectural draftspeople and Architects that we can refer you to if your project falls into this area. After your architectural documentation is completed you can contact us to get a quote for the Structural and/or Civil Engineering parts of your project (see below for further information).
The Architectural Construction Documentation service commences with your acceptance of the fee proposal and includes:
- Recording your approval to proceed with the Architectural Construction Documentation
- A review of the project to include conditions contained in the Planning Permit
- Finalise all construction Layout Plans
- Finalise all construction elevations and sections
- Finalise all signs and advertising for the site
- Prepare all relevant large scale details and lighting and window/door schedules
- Prepare all stair/ladder/ramp details and disabled access/sanitary requirements
- Finalise the schedule of building colours, materials and finishes
- Finalise any specific layout requirements required with your equipment supplier
- Manage and incorporate the work of other consultants within the architectural drawings
- Liaise with your selected Building Surveyor/Certifier to obtain building approval
- Checking of the concrete panel shop drawings and steel fabrication drawings for architectural correctness and intent

Structural Engineering Construction Documentation
We extensively peruse the architectural documentation provided, discuss any issues with you or your Architect/Building Designer and issue a quote for the services required. Once accepted the Layout Plans and details are prepared, computations are completed, and preliminary drawings are issued to be approved. After the approval has been granted the documents are finalised and the appropriate Certificate of Compliance/Approval (depending on your projects state) is issued. A complete document set is issued to you or your Architect/Building Designer for inclusion with the package that is presented to your Building Surveyor/Certifier to obtain building approval.
The Structural Construction Documentation service commences with your acceptance of the fee proposal and includes:
- Recording your approval to proceed with the Structural Construction Documentation
- Prepare and design all relevant construction Layout Plans
- Prepare and design all relevant details
- Manage and incorporate the work of other consultants within the structural engineering drawings
- Liaise with your Architect/Building Designer and other consultants as required
- Finalise any specific layout requirements required with your equipment supplier
- Issuing the appropriate Certificate of Compliance/Approval for the structural engineering documents via an Industry Partner
- Checking of the concrete panel shop drawings and steel fabrication drawings for engineering correctness and intent

Civil Engineering Construction Documentation
We extensively peruse the architectural and/or structural engineering documentation provided, discuss any issues with you or your Architect/Building Designer and issue a quote for the services required. Once accepted the Layout Plans and details are prepared, computations are completed, and preliminary drawings are issued to be approved.
After the approval has been granted the documents are finalised and the appropriate Certificate of Compliance/Approval (depending on your projects state) is issued. A complete document set is issued to you or your Architect/Building Designer for inclusion with the package that is presented to your Council and/or Building Surveyor/Certifier to obtain building approval.
The Civil Construction Documentation service commences with your acceptance of the fee proposal and includes:
- Recording your approval to proceed with the Civil Construction Documentation
- Liaise with Council and/or other Authorities to gain the legal point of discharge for the stormwater and any other specific discharge/storage requirements for the site
- Prepare and design all relevant Civil Layout Plans
- Prepare and design all relevant details
- Manage and incorporate the work of other consultants within the civil engineering drawings
- Liaise with your Architect/Building Designer and other consultants as required
- Finalise any specific layout requirements required with your equipment supplier
- Issuing the appropriate Certificate of Compliance/Approval for the civil engineering documents via an Industry Partner

Modular Product Development
We also work with Clients to develop modular products. In this process being able to think holistically about the product, where materials are sourced, the manufacturing processes used, how the final product is packaged and shipped can create many efficiencies and saves our Clients a lot of time and money. We have successfully developed products that are now sold by major department stores, used by volume builders in their residential developments, and are distributed and sold nationally and throughout New Zealand.
The Modular Product Development service commences with your acceptance of the fee proposal and includes:
- Recording your approval to proceed with the Modular Product Development
- All meetings with yourself and other necessary consultants to discuss the design and application of the product
- Prepare and design of all the Structural Engineering and/or Architectural drafting elements required
- Prepare and design all relevant details and processes
- Prepare all relevant shop drawings, templates and erection procedures
- To detail all product testing regimes required to prove compliance with all relevant Australian Standards and building regulations
- To manage and incorporate the work of other consultants within the documentation as necessary
- Liaison with you and all other parties and Stakeholders
- Issuing the appropriate Certificate of Compliance/Approval for the structural engineering documents via an Industry Partner
- Liaison with your Marketing Team to help formulate all product marketing materials, product brochures, website development, product videos etc…
- Further development for the ongoing product upgrades as required
