The owners of this site wanted to build another car wash facility to complement their existing car wash on the other side of town. This site has great direct exposure to a major road, but it is surrounded by residential properties on three sides. TMC was able to provide 4 different initial concept designs highlighting various layout options that the Clients had available to them. From this point the various advantages and disadvantages of each layout was discussed, the design further developed in consultation with the Client’s Town Planner and the Concept Building Design was finalised.
Due to the close proximity of the residential properties TMC was able to organise an Acoustic report to be completed and the final Planning design documentation included the recommendations that were needed to comply with all of the necessary acoustic regulations. TMC liaised with the Client’s Civil Engineer to jointly complete the Civil Engineering design and documentation that formed part of the Design Planning Development documentation. The project was successfully given planning approval with minimal amendments or additional information required.
The entire construction documentation process ran very quickly and smoothly. TMC was able to complete all of the necessary documentation and liaise with the Client’s Engineer to provide the final design and certification for the project. This process only took 2 weeks to complete from the time the Clients gave TMC the instruction to commence the construction documentation until the complete set of documentation was approved and ready for the Building Permit to be issued. Needless to say that the Clients were ecstatic with the service that they had received, and impressed with the high level of quality and information contained within the documents.
